Terms of Service

1. Overview of Services
Ocean Breeze Management provides property management services in Ocean City, Maryland. Our offerings include 24/7 support for homeowners and guests, along with strategic marketing solutions such as optimized listings, social media campaigns, and online advertising to promote your vacation rental. We are committed to maintaining accessibility and providing high-quality services to both property owners and vacationers.

2. Booking Policies
Guests can easily book vacation rentals through our website by selecting their desired dates and completing the online booking process. To ensure a safe and secure experience for all, the following booking policies apply:

Guest Eligibility: The primary guest responsible for the rental must be at least 25 years of age.
Check-in/Check-out Times: Specific times for check-in and check-out are outlined in the property's Airbnb listing, and guests are expected to adhere to these times.
3. Payment Terms
To confirm your booking, a payment of 50% of the total rental fee is due at the time of booking. The remaining 50% must be paid two weeks prior to the scheduled arrival date. We accept payments via credit card, PayPal, or check.

Late Payment Penalty: A late payment fee of 10% will be applied to any outstanding balances not settled by the due date.
4. Cancellations and Modifications
Ocean Breeze Management follows the same cancellation policies as those listed on Airbnb. Guests may request to modify their reservations, but changes must be approved by the property owner. Any modifications involving additional guests or extended stay durations may incur additional fees.

5. Guest Responsibilities
Guests are responsible for any damages incurred during their stay. An insurance waiver may be required, and we are considering implementing guest insurance through Safely. All house rules, including restrictions on smoking, pets, and noise, are detailed on each property’s Airbnb listing.

6. Liability
Ocean Breeze Management assumes no liability for personal injury or loss of personal property during a guest's stay. For specific liability provisions, we advise guests to review the insurance waiver or consult legal counsel.

7. Changes to Terms
Ocean Breeze Management reserves the right to amend these Terms of Service at any time. Should changes occur, guests will be notified via email.
